The Concern

Housing costs, rentals, new subdivisions, density, code problems, and neighborhood change affect both existing residents and families trying to live in Deltona.

What Deltona Can Actually Control

The City has substantial land-use, zoning, code, infrastructure, and housing-policy authority, but mortgage rates, insurance, statewide housing law, and much of affordability policy are outside direct municipal control.

My Current Commitment

I will evaluate housing policy by its effect on existing neighborhoods, infrastructure capacity, housing choice, property rights, and long-term community stability.

Proposed Actions

  • Review where additional housing types make sense under the long-range plan.
  • Strengthen predictable neighborhood-transition standards.
  • Track vacant/problem properties and code-enforcement bottlenecks.
  • Coordinate housing decisions with transportation, utilities, parks, and schools.

Research Still Needed

Housing inventory, rents/prices, zoning capacity, rental trends, vacant properties, state preemptions, and infrastructure impacts.
